We are investing predominantly in residential property. Our portfolio consists mainly of “Gründerzeit” buildings. Those houses are well perceived from the tenants and are attractive to live in. Our locations are carefully chosen after the demographic forecast geared to long-term profitability.

The city of Dresden and Erfurt – based on the forecast of growing population and increasing commercial and industrial establishment have been the focus of our past investments.

Dresden is an important centre for applied research oriented to microelectronic, information and communication technology such as biotechnology. The Elbe metropolitan area hosts a total of 10 research establishments from the “Fraunhofer Institute”.

Dresden has become in the latest years one of the most dynamic economic centres in Germany. Together with the agglomeration area, Chemnitz-Zwickau and Leipzig-Halle form the German metropolitan region “Sachsendreieck” covering 12.600 km² and counting 3,5 million inhabitants.

Erfurt with positive general conditions leads to increasing population numbers. Employment is high due to many new jobs created in the logistic and technology sector in particular in and around Erfurt. Population’s purchasing power is increasing. The steadily growing population and number of students are generating great demand for residential property. This is true for Dresden as well.

Our investments are located in Erfurt (7 objects), Leipzig (2 objects) and Freital (1 object).

High demand, rising rents and low supply characterise the residential investment market in central Thuringia. In the city of Erfurt, as well as Weimar and Jena, investors can achieve attractive yields at entry level prices which are low in comparison to other German cities. Demand for property – particularly in good and prime locations – is higher than supply. With 5 Objects down town Erfurt the portfolio has seen an increase in rent over the last 24 months above 2 %.

The portfolio – started in 2011- currently contains of 180 housing units (WE) and 19 commercial units (GE) in 10 buildings. The rental rate is over 95%.

Our latest projects

  • Renovation of a “Plattenbau” slab building 2012/2013 with 80 housing units in Erfurt.
  • Renovation of class listed building in Leipzig. Fourteen apartments have been reconstructed.

Raffay Liegenschaften GmbH + Co. KG

Our investments are located in Dresden (15 objects), Freital (1 object), Hamburg (1 object), Mücheln (1 object) and Pirna (2 objects).

The market for residential investments in Dresden is characterised by high demand, stable sales figures and increasing rents. Since the portfolio was started in 2010, rents increased at least by 2% year over year. Multipliers have increased in all locations.

The portfolio currently consists of 334 housing units and 39 commercial units in 20 buildings. The rental rate is above 95%.

    Annegret came on board of Raffay Group in 2011 and since 2012 she is Managing Director of Raffay Wohnungsgesellschaft GmbH & Co. KG as well as Raffay Liegenschaften GmbH + Co. KG. She is holding a degree in Business Administration. She has spent over 20 years in the airline and logistics world occupying various managerial positions in Finance in Germany and abroad, on EMEA level as well with responsibilities including the USA, Europe and Latin America.

    Nanette Fritz

    Nanette is working since 2012 as Assistant of the Managing Director at Raffay Liegenschaften GmbH + Co.KG. Originally from Berlin, she got a degree in Medical engineering (Dipl.Ing.) from the TU-Berlin and a master degree from the Université de Technologie de Compiègne (France). She developed her skills working in the market of medical applications and furthermore in marketing before moving during 15 years abroad (Luxemburg and Switzerland) and coming back to Germany in 2011.
